At the request of early investors who wanted consolidated reports, payments, and tax documents, the EP Guardian Fund (“Fund”) was born and funded its first loan in August 2019. This Fund is a private mortgage fund that provides business purpose loans secured by commercial real estate, non-owner occupied residential, land, and similar investment properties. The Fund’s primary objective is capital preservation with the goal of delivering investors annualized returns of 8.00%.
The EP Guardian Fund offers accredited investors the opportunity to invest in loans secured by real estate without the responsibility and stress of managing real estate assets. Loans are diversified in terms of asset class and geography. Returns are paid monthly, and they are non-correlated to the stock market.
Flexibility for Investors
You can invest in the Fund as an individual, as a couple, through an entity, or even through a self-directed IRA/Roth IRA Retirement account.
Interest is distributed on a monthly basis, in the form of a check or electronic bank transfer to the account of your choosing – or you can reinvest your earnings each month.

As a 506(c), Regulation D, Investment Fund, the EP Guardian Fund is regulated under the California Finance Law Licensing which has oversight by the Department of Financial Protection and Innovation. The Fund engages a third-party accounting firm to conduct an annual audit of its financial statements. The Fund’s audit findings are available to Fund investors upon request.
