Enact Partners is a private real estate lender based in Carlsbad, California. Through its EP Guardian Fund, Enact Partners provides real estate investors, property owners, developers, and builders with fast, streamlined access to the capital they need to advance their real estate projects.

Known for its creativity, flexibility, and knowledge of real estate and lending environments, Enact Partners has grown to be a trusted direct lender serving clients in the western United States.

EP Guardian Fund

The EP Guardian Fund (“Fund”) is a private mortgage fund that provides business purpose loans secured by commercial real estate, non-owner occupied residential, land, and similar investment properties.

The EP Guardian Fund offers accredited investors the opportunity to invest in loans secured by real estate without the responsibility and stress of managing real estate assets. Loans are diversified in terms of asset class and geography. Returns are paid monthly, and they are non-correlated to the stock market.

Michael Schumacher

President

As President and Founder of Enact Partners, Michael Schumacher provides strategic direction for the company and is responsible for managing their private commercial mortgage fund, EP Guardian Fund. Over the last 20 years, he has executed over $1 billion in commercial real estate development and investments throughout the United States for both public and private companies, with clients ranging from family trusts to large publicly-traded institutions.

Michael previously served as a City Councilmember for the city of Carlsbad, California. He also served as Chairman of the Carlsbad Planning Commission and the Design Review Board, as well as numerous boards and commissions in the San Diego region.

He earned a Master’s of Science in Administration with an emphasis on Tax Increment Finance from Central Michigan University and a Bachelor’s degree from North Dakota State University. He holds a California real estate broker’s license.

Michael lives in Carlsbad, California with his wife and two children. He enjoys spending time with family and friends, surfing, dirt biking, flying airplanes, reading, and good coffee.

Lisa Wheland

Executive Assistant

As Executive Assistant for Enact Partners, Lisa Wheland has a wide range of responsibilities. She provides administrative support by overseeing office management, accounting, marketing, scheduling, and investor client relations. Lisa brings more than 15 years of experience in project management and executive support.

Lisa is responsible for the creation and distribution of monthly investor reports and she plays a significant role in risk mitigation and compliance.

Previously, Lisa enjoyed a career in the field of higher education and regulatory compliance. This experience, along with her attention to detail, makes her a highly effective and valuable team member.

A native of Southern California, Lisa lives in Cardiff by the Sea with her fiancé and spends her free time cooking and catering to her French bulldog.

Mavis Anguiano

Loan Administrator

As Loan Administrator for Enact Partners, Mavis Anguiano manages new loan requests and newly funded loans. She handles all phases of loan administration, from initial inquiry to closing and boarding new loans, along with reviewing and tracking all construction loan draw requests.

Mavis brings more than 10 years of experience in contract and property management, working with local municipalities managing real property and tenant relations.

Previously, Mavis served eight years in the United States Marine Corps. This experience, teamed with an education in accounting, has created an integral team player who has an eye for detail and enthusiasm to embrace challenges.

A transplant from Arizona, she now lives in beautiful Oceanside with her husband, children, and their spoiled dachshunds.

Rob Seidenwurm

Legal Consultant

Rob Seidenwurm is a real estate lawyer licensed in California and Oregon. He has more than 20 years of real estate finance law experience. Most of his career has been spent as in-house counsel to various real estate companies, advising the executive teams and owners of those companies.

Rob seeks to offer his clients a hands-on, business approach, advising them how the law fits in to the way they do business rather than how the law hinders their ability to do business.

Rob’s clients include commercial real estate lenders, for whom he prepares loan documents and handles corporate entity formation and licensing work. He also works with commercial real estate owners and developers, with a focus on construction, leasing, and financing matters.

Rob grew up in San Diego and spent 11 years in Portland, Oregon before returning in 2009. He received his B.A. from Williams College and his J.D. from UCLA School of Law. He married his high school sweetheart and they have two boys.
