With the first phase of this duplex project underway, also funded by Enact Partners, we worked with our repeat borrower to finance the vertical construction of the 11 remaining duplexes (22 units total) with our unique Vertical Construction Revolver. Upon purchasing the contiguous lots in the projects, the borrower will submit requests for the vertical construction in two disbursements based on negotiated construction milestones. As each unit is sold, the Revolver is paid down and the borrower can begin vertical construction on additional units. This tailored Vertical Construction Revolver Loan allows the borrower to pay interest only on the funds being used to construct current homes and greatly reduces loan fees as there are no new fees for each phase of the project.
