Upon completion of horizontal construction of an 87-lot residential subdivision, also funded by Enact Partners, the borrower will move into the vertical construction of the lots funded by our unique Vertical Construction Revolver. Upon receiving Purchase and Sale Agreements (PSAs) from homebuyers, the borrower submits requests for the vertical construction in two disbursements based on negotiated construction milestones. As each single-family residence is sold, the Revolver is paid down and the borrower can begin vertical construction on additional homes. This tailored Vertical Construction Revolver Loan packaged with the Horizontal Construction Loan allows the borrower to pay interest only on the funds being used to construct current homes and greatly reduces loan fees as there are no new fees for each phase of the project.
